Hi neighbors,

I was at a luncheon this week with a group of luxury real estate agents, and one thing that stood out was how much the market has shifted. Even on the higher end, homes are sitting longer, prices are coming down, and sellers are starting to contribute more to closing costs. For buyers who are ready, there are definitely some opportunities right now.

On a more personal note, Lily and Gunnar sent out their save the date this week for their wedding on September 4th. It’s one of those moments that makes you stop for a second and realize how fast everything is moving.

With Memorial Day right around the corner, it feels like everything is starting to shift into summer mode. We’ve been trying to get a jump on it ourselves. Stacey and I were over at J Booth Salon this week, and it definitely felt like everyone was getting ready for the season ahead.

Restaurants are getting busier, the lake is picking up, and weekends are starting to fill up faster than you expect.

I’m trying to remind myself to enjoy it a little more this year. Take the trip, say yes to things, and not rush through it.

🚂 The Red Line Commuter Rail Update

The Gist: After years of talk, the Red Line finally feels real. Transit officials said commuter rail from uptown Charlotte to the Lake Norman area could be running within eight years. A big reason is that Charlotte now owns 25 miles of the old rail corridor, giving the project an actual route to build from. Early design work is already underway, and station planning has started in Huntersville, Cornelius, and Davidson.

Why It Matters: For anyone who sits in I-77 traffic, this is a big shift from “maybe someday” to something that’s actually moving. There are still questions about whether the line will eventually go farther north, but for Lake Norman commuters, this is the clearest sign yet that rail could finally be on the way.


🤝 Two Decades of Heart and Hardware: Celebrating Jim Phillips

The Gist: This Volunteer Appreciation Month, the Ada Jenkins Center is honoring Jim Phillips for an incredible 20 years of service to the Davidson and North Mecklenburg community. A retired chemist, Jim first walked through the center's doors in 2006 to help with computers and never looked back. Whether he’s refurbishing donated PCs or troubleshooting the staff’s tech systems on most weekdays, Jim has been the center’s go-to "IT guy" and longest-serving volunteer through decades of growth.

Why It Matters Jim’s steady presence shows that a little bit of specialized skill (and a lot of heart) can create a legacy that impacts generations of families looking for economic stability. He’s a wonderful reminder that "retirement" can simply be the start of a brand-new way to serve the place we call home.
