A Quick Lake Norman Housing Update

Hey guys,

I love doing LKN Insider and sharing the restaurants, businesses, events and people that make this area such a great place to live.

But every once in a while, I should probably talk about what I actually do for a living.

I've been in the mortgage business for more than 20 years, and I spend a lot of time watching what's happening with home prices, inventory and the housing market around Lake Norman.

There's been a lot of noise lately about real estate. Are prices falling? Are homes sitting longer? Is it becoming a buyer's market? And, probably most importantly, what's actually happening here around Lake Norman?

I put together a Lake Norman Real Estate Market Report to answer those questions with local numbers instead of national headlines.

⛽ A second Sheetz is pulling up to Lake Norman

The Gist: Mooresville’s Planning Board just gave a thumbs-up to rezone nearly 4.5 acres at Alcove and Langtree roads for a new Sheetz. Developer Cambridge Properties wants to build a 6,100-square-foot store with a drive-up window, indoor and outdoor seating, and a 10-foot multi-use path connecting to local sidewalks. The town's Board of Commissioners will have the final say at an upcoming meeting.

Why It Matters: Sitting right off I-77 Exit 31 across from LangTree, it gives commuters and neighbors another easy spot to grab customizable coffee or late-night bites. It marks the chain's second Lake Norman spot in the works: showing just how fast our local crossroads are growing.

🏛️ Huntersville approves $241K in local grants

The Gist: At an Aug. 18 meeting, the Huntersville Town Board unanimously approved $241,000 in grants for 10 local nonprofits, including $70,000 total for Angels and Sparrows and $35,000 for The Ada Jenkins Center. Leaders also passed three zoning requests and appointed Jennifer Davis to the planning board.

Why It Matters: These grants keep vital safety nets and community roots strong, from essential food programs to the Pottstown Heritage Group, which just handed out 300 backpacks at the Waymer Center. Plus, loosening indoor rec rules means keeping our favorite local business owners right here in our backyard.

🍸 Chef Wes Choplin opens an elegant new spot

208 Gilead Rd, Huntersville

The Guesthouse is the newest restaurant from Faith and Wes Choplin, the team behind Cornelius favorite Choplin’s. The contemporary American menu, craft cocktails and warm, intimate setting make it a lovely choice for date night or a special occasion.

Menu highlights include handmade burrata, organic lamb chops, Angus ribeye and crispy Brussels sprouts. The Guesthouse is currently open for dinner, with lunch and Sunday brunch coming soon.

Beyond its plain warehouse exterior, The Rumor Mill Market unfolds into a sprawling staple packed with curated vintage decor, coastal chic furnishings, local artwork, and handmade autumn treasures.

Packing and shipping options make grabbing larger finds like living room lamps hassle-free. Drop in for a warm latte from the cozy coffee counter while browsing, or swing by Saturday, September 12th, for their Fall Festival featuring local artisans and seasonal creations.
